Terms of Listing

1. TERMS OF LISTING 


1.1. This Acceptable Use Policy is applicable to your use of phuketpropertydirect.com to upload property listings for display on the phuketpropertydirect.com web site. (The Service).

1.2. This Acceptable Use Policy forms part of your agreement with phuketpropertydirect.com.

1.3. We may change this Terms of Listing Policy as set out in the Terms and Conditions for the phuketpropertydirect.com web site.


2. YOUR OBLIGATIONS

2.1. You must abide by with the provisions of this Acceptable Use Policy.

2.2. You must only use the Service for the intents for which it was designed and proposed and not for any other aim including any use stated in this Acceptable Use Policy as being not acceptable.

2.3. You must use the Service in a responsible manner, considering the consequences your use of the Service may have on other users of the  phuketpropertydirect.com website.


3. ACCEPTABLE USE

3.1. It is acceptable to use the Service for the genuine listing of real estate for sale or rent, on behalf of the person eligible to tender the property for sale or rent and in accordance with the terms of this Acceptable Use Policy


4. WHAT IS NOT ACCEPTABLE USE?

4.1. It is not acceptable use of the Service to engage in any of the following practices, or to allow anyone else to engage in the following practices, in using the Service:

Listings other than real estate
4.1.1. Listing anything other than real estate for sale or lease. For example: cars, boats, caravans and portable homes are not acceptable on phuketpropertydirect.com.

Advertising your business
4.1.2. Using the service to promote your business rather than real estate for sale or rent. Each listing uploaded by you must be a genuine listing of real estate for sale or rent. For example: using the service to advertise your business or its services as a property listing is not acceptable.

Misuse of fields
4.1.3. Placing irrelevant information in an information, description or image field. You must only use the information, description or image fields for entering information that is intended for those fields. For example, putting in the name of your business or agency in the description header is not acceptable. Inserting a business or agency logo as a image in a property listing is also not acceptable.

Wrong Photos or pictures
4.1.4. Displaying a photograph, drawing or other image that is not of the property being offered for sale or rent. Displaying photos of properties other than the property for sale or rent is not acceptable.

Duplicate listing of properties
4.1.5. Creating more than one listing for the same property is not an acceptable use of the Service (for example: listing a single property more than once, but with different prices). 

Refreshing listings
4.1.6. Taking out and then re-listing the same property in order for the listing to appear as a new listing is not an acceptable use of the Service.

Listing without authority
4.1.7. Listing property that you have not been approved to market for sale or lease. This means that you should not list a property using the Service until you have an authorization from the owner or seller.

Impersonating other persons
4.1.8. Using the Service in way that is impersonating another person or individuals is not acceptable.

Reselling the Service or its contents
4.1.9. Reselling the Service or its contents to any other person is not acceptable.

Allowing others to use the Service
4.1.10. Using the Service to promote properties for sale or lease for a Real Estate agency that is not subscribed to the Service. Each Real Estate Agency's physical business office location must be subscribed to the Service in order to upload property listings. Each property uploaded to the site must be uploaded using the subscription applicable to the business office which has the vendor or landlord authorization.

References to third parties
4.1.11. Publishing advertisements with the Service that contain a reference to a third party (for example, the seller). Advertisements must only refer a viewer to the Real Estate Office of a licensed real estate agent that is a subscribing member of phuketpropertydirect.com.

Misleading or deceptive conduct
4.1.12. Using the Service in a way that does or is likely to mislead and deceive the public users of phuketpropertydirect.com is not acceptable. This is the case regardless of what content is considered deceptive or misleading.

Other inappropriate content
4.1.13. Using the Service for any illegal, improper purpose is not acceptable. For example: it is not acceptable to, in your use of the Service, show material that:

4.1.13.1. may defame or discredit another individual or business organisation;

4.1.13.2. may disclose private, personal or confidential information;

4.1.13.3. might be considered obscene, offensive, threatening or dangerous;

4.1.13.4. might contravene the intellectual property rights of others;

4.1.13.5. may breach any law, regulation, standard, content requirements or code proclaimed by any relevant authority or industry body.


5. BREACHING THIS POLICY

5.1. If you use the Service in way that violates this Acceptable Use Policy, you are in breach of your agreement with phuketpropertydirect.com for your use of the Service.

5.2. Breaching this Acceptable Use Policy may result in phuketpropertydirect.com taking action to remedy the breach. This might include: suspending your subscription; deleting a specific listing or any other action that we are permitted to take under our agreement with you and according to law.
