 Low Season             from    1 May  to   30 November 2008 
Super Peak Season  from   1 December 2008  to 28 February 2009

 Low Season

Daily Rate:  Usd  900.00  nett  per night
Weekly Rate: Usd 5000.00  nett per week (one week = 7days/6nights)

No minimum booking period.

During the low season, individual rooms (for smaller parties) may be rented out at the following rates:

Master Bedroom – Usd 650/room/nite
Bedroom 2 or 5  –  Usd 500/room/nite
Bedroom 3 and 4 – Usd 550/room./nite ( adjoining rooms –  sold  together)

Super Peak Season

Daily Rate: Usd  1850.00  nett  per night

Weekly rate: Usd 10000.00 nett per week

Minimum stay – 1 week

                        
The rates above are subject to availability and booking terms and conditions. They are  inclusive of: 

• Return Airport transfers (guests must arrive /depart on same flight) *
• Welcome drink and fruit basket upon arrival
• Use of Honda CRV with driver from 8am – 5pm daily (gasoline at own cost and if car is used outside the stated hours driver overtime will be charged for usage after 9pm)
• Daily  American or Thai  Breakfast
• In-house Thai chef
• Serviced of housekeeping staff, gardener, driver and Manager who will be responsible for the cleaning and maintenance of villa, garden and pool. Service staff will be available from 7am to 10pm, after which if their services are required, overtime will apply.
• All linen, bath and pool towels and toiletries like  bath/shower gel, shampoo/conditioner, hand soap, body lotion and bath salts are available
• 2 complimentary bottles of mineral water per room per day
• 7% vat
• Complimentary use of internet
•  Bar-b-que facilities available

* In the case of multiple transfers, the first is complimentary and subsequent charged at cost.

On guests own account (all other incidentals):

• gasoline
• overtime if staff and driver’s services required
• all other food and drinks other than breakfast items (for stays longer than a week guests will be required to settle incidentals on a weekly basis)
• baby-sitting, laundry , dry cleaning and ironing
• any breakage or damage of villa property and any other items/equipment in the villa by the guest(s)
• service gratuities for staff

Booking Terms and Conditions:

• All reservations must be secured by way of a 50% deposit on the total rental amount,
      subject to availability. This can be made by way or bank draft or telegraphic transfer.
• The balance of the rental is payable 2 weeks prior to arrival.
• For  bookings made two weeks or less prior to  arrival, the full rental payment is
required for the booking to be confirmed
• Cancellations made one month or more prior to arrival in will be fully refunded less bank charges and an administration fee of Usd 200.00. No charge for change in reservations, if made more than one month prior to arrive except for a administration fee of Usd 100.00
• No refunds made for cancellations made less than one month prior to arrival. . However, bookings dates may be changed, subject to availability and an administration fee of Usd 100.00, will be imposed.
• In the event that bookings are changed from low season to peak and super peak season, the difference per night will have to be paid by the guest. However, for changes from peak and super peak to low season, no refund will be given but instead the amount will be divided by the applicable low season rate and the respective number of nights, honoured.
• A damage and security deposit of Bht 20000.00 is required upon check in by way or cash or a credit card guarantee This amount will be refunded at check out after deduction of incidental expenses. Visa or American Express cards accepted for this.
